Appraisal Services

A Certified Appraisal include but are possible not limited to the following:

Examination

Examination of each item to be appraised as to condition, examining paperwork and/or information received from the owner, hunter or legal representative that would add or reduce the value.

Documentation

Digital images are taken of each item to be appraised to document existence, condition, etc.  This is only part of the appraisal process that helps form conclusions as to value.  At least one of the images will be included in the appraisal report when available.

Preforming Due Diligence

Depending on the clients use of the Appraisal several Appraisal Approaches are offered to perform due diligence in seeking information regarding a Fair Market Value, Replacement Cost Value or Orderly Liquidation Value. Each Approach would can require different information.  For example some appraisal may require Comparable sales and other may require the retail value of replacing the the item(s) to be appraised.

Technology

We hired a professional database built to create the appraisal.  After all of the information is impute into the database, we design custom reports to address the specific requirements for your needs and to conform with Uniform Standards of Professional Appraisal Practice (USPAP).

Final Appraisal Report

As a requirement of USPAP the completed Appraisal’s report will include appraisers qualifications completed appraisal along with the appraiser’s qualifications, purpose, and basis of appraisal. Report also includes inventory, market research, valuation, and necessary comments pertinent to the property. The report is compliant with the Uniform Standards of Professional Appraisal Practice USPAP.

We provide an Excel Spreadsheet upon request for use by our Clients.  The document is offered without charge.

The actual appraisal onsite inspection and cataloging process may be observed by our clients or their representative.  The actual values will not be available until the Appraisal has been completed.
